The proposal by virtue of its projection to the rear and raised roof would reduce the outlook from a side habitable room window (serving a study and facing south across the application site) of No. 9 Marsden Road, and would overshadow and have an overbearing visual impact upon this neighbouring window, to the detriment of the amenities enjoyed by the occupants of this neighbouring property. As such it would not accord with South Tyneside Local Development Framework (LDF) Development Management Policy DM1 (criterion B).
The proposal by virtue of its excessive scale, massing, prominence and general unsympathetic appearance would be harmful to the visual amenity of the application dwelling and the Marsden Road street scene, and would have a detrimental impact upon the special character and appearance of this part of the Cleadon Conservation Area. As such it would not accord with South Tyneside Local Development Framework (LDF) Development Management Policies DM1 (criterion A) and DM6.
