The proposed extension is considered excessive in width compared with the main dwelling and would not be subordinate to the main dwelling. It would have an adverse impact on the appearance of the host dwelling, the adjoining semi detached property and on the street scene, that would be contrary to South Tyneside Local Development Framework policy DM1 and Supplementary Planning Document no 9 (Householder Development).
