The proposed extension by virtue of its projection and massing adjacent to the common boundary would reduce the outlook from the rear of No. 108 Waverdale Way, and it would also overshadow and have an overbearing visual impact upon this neighbouring property, to the detriment of the amenities enjoyed by its occupants. The development would therefore not accord with South Tyneside Local Development Framework (LDF) Development Management Policy DM1.
